Examples Of Our Work

Reigate, Banstead

We’re delighted to announce that following a detailed pre-application process with Reigate and Banstead Borough Council, we have secured approval for the redevelopment of a prominent corner site within Reigate.

The scheme replaces an existing three-bedroom bungalow with a thoughtfully designed four-bedroom house and a new bungalow, making more efficient use of this constrained site.

This tight corner plot presented a number of challenges, including ecology considerations, retained trees, parking provision, sensitive neighbouring relationships, and overall design impact. Through careful in-house design development and coordination of specialist consultants, we were able to address these constraints comprehensively and positively.

By engaging early with the Council and refining the proposals through the pre-application process, the final scheme responds sensitively to its surroundings while enhancing the character of the site.

Burrage Road, Greenwich

We were very happy to be able to secure planning permission for a new dwelling on a particularly challenging backland site in the Royal Borough of Greenwich.

The applicant approached us following a refused application on the site. After carefully reviewing the previous scheme, we were able to advise on a clear and viable way forward. Through a detailed pre-application discussion with the Council, we established a deliverable strategy that ultimately led to a successful planning approval.

The proposal transforms a former storage unit located to the rear of a converted townhouse, within a designated conservation area. Working within such a sensitive historic context required a carefully considered and collaborative design approach, balancing heritage impact, neighbour amenity, scale, and the site’s physical constraints.

Through thoughtful design development and a robust planning strategy, the scheme demonstrates how underutilised backland sites can be successfully reimagined to deliver high-quality new homes while respecting and enhancing their historic surroundings

Redhouse Farm, Wealden District Council

This scheme sought to repurpose an existing farm building into a small holiday let, while retaining its ancillary connection to the host site. The Council requested additional information relating to wildlife - specifically newts and car park manoeuvring arrangements, and expressed particular concern regarding heritage considerations and the impact on the Green Belt. We were able to address these matters thoroughly, overcoming the identified issues and negotiating a successful approval for our client. The proposal enabled the applicants to diversify their smallholding by introducing a sensitively designed holiday let within their site.

Through proactive engagement and robust justification, we successfully persuaded officers that, on balance, the benefits of the development clearly outweighed any perceived harm. In particular, significant weight was given to the proposal’s support for farm diversification and its positive contribution to the rural economy. As a result, planning permission was granted, securing a valuable opportunity for the applicants to strengthen and diversify their rural enterprise.

Littleton, Winchester City Council

On the surface, this application appeared to be a straightforward resubmission of a lapsed householder extension and refurbishment for new homeowners. However, tricky shared access, evolving legislation, and the presence of protected bats added significant complexity to the project.

We supported the applicants in redesigning their ideal home while providing expert guidance throughout the planning process. By working closely with the Council and ecological specialists, we successfully negotiated solutions to ensure full compliance with bat protection requirements for the roof works, ultimately securing a smooth and timely approval.

Thames Ditton, Elmbridge Borough Council

We secured planning permission for a full-width single-storey rear extension, internal alterations, the conversion of the existing garage, and the insertion of new windows to the flank elevation. While the proposals appeared straightforward, it was particularly important to the new homeowners that the application progressed smoothly and without unnecessary delay.

The property, recently purchased by the applicants, occupies a prominent corner plot within a Conservation Area. Permitted development rights had been removed under the original planning consent, and the dwelling benefits from a relatively modest garden. These constraints required a carefully considered and policy-compliant design approach.

We ensured full alignment with local planning policy and developed a scheme that met the applicants’ spatial and functional needs, while remaining sensitive to the character of the area. This balanced and well-justified approach resulted in a successful and timely approval from the Council.

Herne Bay, Canterbury City Council

This was one of our practice’s first approvals shortly after our establishment in 2023. We were proud to secure planning permission for a substantial backland bungalow for a longstanding client.

As with all planning applications, the process was not without its challenges. Backland developments can often be complex, with access, outlook, and neighbouring properties being key factors that influence the success of an application. Through careful negotiation and considered design, we were able to overcome these challenges and deliver a successful outcome for our client.
